Are you looking for a piece of exclusivity on one of London’s most expensive streets?
You’ll have to make a large portion of cash available … at least £ 38 million, to be exact.
And that does not include all the renovation work you may need to do.
An 11-bedroom house on Avenue Road, in St John’s Wood, has landed on the market for the first time in 63 years.
From the outside, the property looks quite nice.
It is located on half an acre of land on the east side of St John’s Wood, on one of the most prestigious roads around.
The location is the right selling point, as the home is close to the West End and on the same street that once lived off celebrities including Rihanna and Anthony Joshua.
Plus, it’s right by Regent’s Park, with lots of nice shops and cafes a few minutes away.
There’s only one problem: the Savills list has no photos of the interior … so it’s not clear how much needs to be done in relation to any DIY work.
It seems that some renovation will be needed. Planning is given to expand the property and take the total space up to 18,036 sq ft, and Savills proposes the creation of a lower ground floor and rear extension.
‘The newly formed ground floor will house some exceptional facilities, including a swimming pool, spa, sauna, games room and generous cinema room,’ reads the list.
The extension on the ground floor includes a new, large and state-of-the-art kitchen and dining area with a flat green roof that the bedroom looks out onto. This area will benefit from large amounts of natural light along with garden views.
‘The main part of the house is also extended to the rear and gets extra square meters for the main living room and the formal dining room. This extension also creates a new terrace on the first floor that serves bedrooms three and four. ‘

For now there are three floors – we start with the ground surface.
Here there is a large garage for all your smart cars, a storage room, a garden room (leading out to – you guessed it – a massive garden), a living room, a living room, a nice reception hall, a dining room, and a fun kitchen, complete with a staff room.
Go up one level and you will find the master bedroom, which of course has its own dressing room and en suite bathroom.
There are a further ten bedrooms spread over this floor and above plus five bathrooms and an attic space.
A proposed floor plan reveals a vision of an even more beautiful mansion with an extension of the ground floor – to include a larger kitchen and a library – and the addition of a lower ground surface, which would be home to a swimming pool, a construction room, an entertainment and cinema room , a laundry room and wine storage.
All that would create quite the luxury pillow, so it’s no surprise Savills expects strong interest from the elite.
