RD Olson Construction has broken ground on two low-cost housing projects in Los Angeles on behalf of separate developers. The development, called Anaheim and Walnut and West Carson Villas, is scheduled for delivery in 2023.

BRIDGE Housing merged with City of Long Beach and Long Beach Housing Authority on Anaheim and Walnut with 88 units in Long Beach, California, while PATH Ventures joined forces with Los Angeles County Development Authority to develop West Carson with 111 units Villas in West Carson , California.

SVA Architects is leading the $ 44 million design of the Long Beach project, while KFA Architecture has partnered with Placed Interior Design on the $ 40 million West Carson development.

Anaheim and Walnut

Anaheim and Walnut will take shape at 1500 E. Anaheim St. and will serve formerly uninhabited seniors aged 55 and over, as well as residents earning between 30 and 60 percent of the area’s median income.

The 207,000-square-foot community will include one- to three-bedroom apartments across four floors over a retail component on the ground floor as well as a three-story parking structure.

The garage will have a terrace on the fourth floor with facilities including exercise equipment, a tot mass, grills, trellis and seating. The retail segment will include more than 18,000 square feet of space dedicated to a health clinic and wellness center staffed by The Children’s Clinic.

West Carson Villas

West Carson Villas at 22801 – 22905 S. Vermont Ave. will rise on a 1.5 hectare plot. The development will include one- to three-bedroom units, with 28 apartments reserved for former homeless residents earning up to 30 percent of the area’s median income, while the remaining apartments will be available to those earning 60 percent AMI.

Facilities will include conference centers, a children’s playground, a common room, a yoga room and outdoor seating with barbecue facilities. The parking structure on the ground floor is intended to provide 83 parking bays and 68 bicycle parking spaces. The four-story project will total 150,000 square feet and is designed to achieve LEED Gold certification.

Affordable pipeline

RD Olson Construction has other affordable projects underway in the Los Angeles area, including West Terrace with 64 units developed by A Community of Friends, and Meta Housing and The People Group’s 82-apartment Lamp Lodge.

At the end of October, nearly 150 properties were up and running in the Los Angeles area, according to Yardi Matrix data. The pipeline had a total of 22,469 units under construction, with more than half of the upcoming projects including some degree of affordability. This indicates a real step in the work towards a more affordable housing market.
