Construction is rising at the Warren Street Hotel, an 11-story hotel building at 86 Warren Street in Tribeca. Designed by Stonehill & Taylor Architects and developed by Solil Management, the 135-foot-tall structure will provide 44,000 square feet of 70 rooms operated by Firmdale Hotels, a restaurant, a design studio, an orangery, a bar and a private event space. Pavarini McGovern, LLC is the general contractor, Kit Kemp is the interior designer, and Paul Taylor of Warren Street Hotel LLC is the owner behind the previously submitted applications for permission for the project, which is located between Greenwich Street and West Broadway.

The site has been dormant since our update of the permit was submitted in June 2019, but the superstructure is now rising over the sidewalk fence. Workers were seen setting up the supporting scaffolding to hold up the third-floor slab, and a telescopic crane helped lift materials to the second floor.

The exterior reproduction depicts a modern version of industrial style with a detailed dark facade composed of a lattice of steel columns and beams with floor-to-ceiling glass. A rectangular mechanical extension sits on top of the flat roof parapet and is lined with gratings and a black metal panel system. There appears to be a landscaped outdoor roof terrace, with another spanning the entire width of the eighth floor. The relatively simple aggregation of the building should cause vertical advances to move steadily. We could see Warren Street 86 peaks next spring.

86 Warren Street is a short walk from Chambers Street Subway Station, which is served by trains 1, 2 and 3. Also nearby is Oculus with access to the PATH trains to New Jersey and the World Trade Center, Cortlandt Street, Chambers Street and Fulton subways. The street stations that together serve A, C, E, 1, 2, 3, 4, 5, R and W trains.

A completion date for July 2022 has been posted on the building board, although YIMBY expects this building to be completed by the end of next year or early 2023.
