Welput receives planning permission for the renovation and expansion of the Farringdon Road Estate to provide sustainable, high-quality commercial space.

BentallGreenOak has been granted a scheme designed by Fathom Architects to revive and expand a series of four former Clerkenwell warehouse buildings. The scheme aims at significant improvements to the assets’ CO2 footprint and creates a coherent new identity designed to enhance the tenant experience.

The 143-157 Farringdon Road project – a short walk from Farringdon Crossrail station – is part of BentallGreenOak’s Welput portfolio of world-class office assets in central London. Designed to successfully relocate the buildings to a developing market, the available space will be increased by almost 10,000 square meters with significant upgrades to the quality of the work area, creating private and communal terraces and improving circulation. Upgraded storefronts enable space for coworking, retail and cafes, and a reconfigured basement supports sustainable travel with bike storage, closets and showers.

Increasing energy ratings

Poor energy performance across the four buildings was remedied by taking a holistic view. A complete overhaul of the MEP service strategy aims at reducing lifetime carbon development performance to achieve a 32 percent improvement over GLA’s ‘Aspirational Benchmark’. In addition, future residents will benefit from natural ventilation on all floors and a 3,000 sq ft communal roof terrace to enhance the wellness properties of the development as well as support the reduction of operational carbon.

Farringdon Road Estate is in an enviable position when it comes to the significant infrastructure gains that Farringdon will see when the new Elizabeth Line station opens in the summer of 2022. We will have over 66,000 sq ft of super-flexible office space by the end of the planned works, providing a range of suite sizes with first-class end of travel facilities and the standard of outdoor space that aspiring residents are looking for. “

The Farringdon Road building is a robust warehouse with a great location, but just did not work from an occupier or landlord perspective. Through a rigorous process of research and collaboration with our client and consulting team, we are very proud to have developed a design that revives this beautiful Victorian building as a coveted modern workspace that supports well-being and has high sustainability information. “
