Two locations in the Queanbeyan CBD have entered the market and offer more than 5,000 square feet of mixed land, including the potential for up to 190 residential apartments. Local developers are among those showing interest in the sale and have been floating prices of around $ 5 million for the combined locations on the corner of Rutledge and Crawford streets. The capital is a merger of 10-12 Rutledge Street and 257 Crawford Street, while the other smaller square is located at 6 Rutledge Street. The plot now houses a number of municipal office buildings. Colliers International is leading the sale on behalf of the Queanbeyan-Palerang Regional Council and is currently accepting expressions of interest. Colliers International’s director of residential land Josh Reid said established developers from the Canberra region have shown great interest in the sites. “Obviously, this scale is suitable for some of the larger groups, not only locally, but also some of the intergovernmental groups,” Reid said. “But so far we’ve had a really strong interest from primarily the local Canberra and Queanbeyan developers who have been around for a while.” They know the area, they know what buyers are looking for, so it will give them plenty of trust to look after buying it. “The sites are also located next to a $ 74 million civil and cultural site that is currently under construction with an expected completion date in 2023. MORE PROPERTY NEWS: The site will include green spaces, a new library and multi-storey office buildings that will house the majority of local council workers. Reid said the strong council workforce will be a magnet for developers considering the two sites. “This is really the first option as part of [the council’s] CBD master plan for a developer to have a large-scale, mixed-use application site, “he said.
