Dua Lipa’s big plans to build basement swimming pool for £ 6.75 million London home come under fire

Dua Lipa has landed in hot water with conservationists over her Grand Designs-style plans for a massive makeover of her £ 6.75 million London home including a basement swimming pool – complete with a ‘chill-out area’.

The singer, 26, has submitted plans to build a pool, steam room, shower, dressing room and relaxation zone on one side and a cinema, study waiting area and lobby on the other.

But Dua also wants to tear down a rear extension and build a new one to create a family room with a green roof – which planners in the municipal council and conservationists have been against.

In addition to plans for an extensive renovation, the singer wants to chop down a decorative maple and a weeping willow tree and carry out repairs on a traditional boundary wall by the three-story pad.

According to the proposals, Dua’s new home would boast an entrance hall, dining room, drawing room, pantry, library, powder room and garden room.

The first floor would have a master bedroom and master bathroom, dressing room, linen room with two guest bedrooms and a repos on the second floor.

Building permit: Dua also wants to demolish a rear extension and build a new one to create a new family room with a green roof - which planners in the municipal council and conservationists have been against.

Exterior work includes a new chimney stack from the roof line and upwards, replacement of cast iron railings and new half-timbered windows to replace UPVC windows.

She is also planning a garden makeover ‘in the romantic Arts & Crafts tradition’ with a new lawn, front terrace, planted patio, sunken terrace, balcony garden, kitchen terrace, sunny terrace and trellis.

There would also be a new stairway connecting the front and rear gardens, a manicured hornbeam hedge against the boundary wall to create a protected inner courtyard area and new automatic sliding gates at the entrance.

Dua applied for a building permit for the proposed works because the property is located in a designated protected area, but a local neighborhood forum has objected to the application.

In a letter to the council, Secretary Nancy Mayo wrote: ‘The forum notes that the advice received before application is that the existing rear extension should not be demolished as it contributes positively to the character and appearance of the host home.

‘Boundary walls constructed of lava bricks (also known as clinker bricks) are a very important feature of the protected area. The boundary walls of the ivy-covered lava bricks are remarkable features of the street pictures.

The forum protests against the felling of the willow tree and the reconstruction or any potential damage to the boundary walls.

“The forum notes that this place is very close to the underground boundary stream and the spring line, and that the willow tree may have been planted to address what could have been a damp garden. A natural wildlife pond would therefore be perfectly appropriate in such a location.

“As the application does not appear to be in line with all the relevant neighborhood planning policies, the forum therefore wishes to object to the application.”

In its pre-application council, Camden Council added: “Officers believe the replacement of the rear extension and the completion of the existing side setback with a major and modern extension will damage the building’s integrity and its contribution to the protected area.

“The officers will strongly resist the demolition of the existing rear extension as it contributes positively to the character and appearance of the host accommodation due to its carefully thought out design and use of materials.”

In a designer statement, her planning agent said: ‘The challenge from our client was to increase the floor space [of the house] in the same way as other properties in the area, while preserving and respecting the qualities of the original house and its significant presence on a corner within the conservation area.

The replacement extension should provide better connection from the family room to the garden and is carefully designed to prevent privacy issues.

‘It is of the same size and scale as the existing one, which is removed and remains subordinate to the existing house. The house is the main event, there is no intention to compete for the viewer’s attention with a busy or magnificent solution.

‘The new lower garden will be accessed from new study workplaces in the basement so that the work activity can be separated from the rest of the house. The boundary support wall on the west side must be clad with red bricks, which have more character of protection than the existing yellow brick.

‘The owners seek not only to develop the house within the law, but to improve and enhance the property with sensitive design interventions that are consistent with the area, to improve its environmental performance and to ensure the future well-being of the house.’

According to real estate website Rightmove, Dua paid £ 6.75 million for the pillow in January last year and the city council is ready to make a decision on the plans for the new year.
