Ottawa Real Estate: Do you live in the fastest growing areas of the National Capital Region?

Real estate agent Taylor Bennett shares his overview of the 2021 real estate numbers in Ottawa.

Those of you who bought a fixer top in Merrickville a few years ago might be laughing (or at least smiling) all the way to the bank on Main Street.

Housing values ​​in the Merrickville area have risen by 70 percent.

Owners of apartments in Westboro can also raise a glass for the purchase with values ​​up to 50 percent.

This region is a very large real estate district.

Bennett prepared slides to illustrate the main trends and hottest growth areas. These trends are based on Ottawa Real Estate Board figures for 2021.

He compares ‘inner’ Ottawa values ​​and ‘outer’ Ottawa values.

“The difference in prices between your average home in the interior and exterior is significant at nearly $ 300,000 (60%) – $ 776,000 for interior and $ 485,244 for exterior,” says Bennett. “With more and more Baby Boomers wanting to retire, and with many jobs becoming virtual, the outer areas provide some great opportunities for those who think prices in inner Ottawa are too high.”

In recent years, Bennett has highlighted growth in areas such as Richmond, Almonte, Arnprior and Smiths Falls.

On CTV News at noon, Bennett stressed staggering growth in areas such as Embrun, Augusta, Leitrim, Calabogie and Drummond with price increases of between 50-62 percent for residential properties.

“Leitrim is finding its way into this list of new housing developments that have recently closed in the area,” Bennett says.

When it comes to condominiums, Embrun was also listed as one of the fastest growing markets.

“In the apartment world, it’s no shock to find Westboro on this list and Ottawa East, as these two areas are quite popular with downsizing Baby Boomers,” says Bennett.

“Both Windsor Park and Riverside South offer some fantastic stacked townhouses and townhouses for young professionals and families. And the popular mid-rise apartments in Embrun offer an affordable, low-maintenance option for any retiree.”
